Well, since we are currently writing this on location of our most recent acquisition for Team Kitti Sisters – a beautiful, $77 million apartment complex in Northwest Arkansas – we’d say the answer is YES! 🤩🤩

When we first ventured into multifamily apartment investing in 2018, we had no idea where our journey would take us. And honestly?

We know there’s still SO much growth, adventure, and success up ahead, and we feel incredibly fortunate to be on this road. 

Today, however, we want to talk about the here and now – what the Kitti Sisters are up to with this current apartment investing deal, and why we literally can’t stop talking, thinking, or smiling about it.

The 77 million dollar deets – an inside look at a multifamily apartment investing deal

What’s so special about the Kitti Sisters’ latest apartment syndication acquisition? 

Well…everything!

For starters, this complex is pure luxury. We’re talking about everything you could want in terms of amenities – from laundry-folding to dog-walking services – and everything in between!

Plus, did someone say, 200-person pool party, aaaaand can we come? 🎉😏

Don’t even get us started on the community of amazing tenants, consisting of pretty much the nicest bunch of people ever! 

We’ve seen a few apartment complexes over the years (tons of them), and we can say with absolute certainty that this place is a dream. 

Aside from the stunning look and welcoming atmosphere of this $77 million apartment complex, there are also lots of other reasons why we’re basically OBSESSED. 

Check it out: 

  • We raised $38 million for the property from individual investors (no private equity needed)
  • The city designated our apartment complex location as the downtown of Northwest Arkansas
  • A boutique hotel is popping up right across from our property, offering lots of potential traffic to our shops and services
  • Walmart mandated that all vendors have offices for senior-level executives within the area
  • The management team has been organically pushing up rent over the last 12 months, and occupancy is still at 96% (which means our rent can go even higher) 

It’s all very, very exciting, and this is juuuust the beginning of our Northwest Arkansas apartment complex story. We know that we can take this multifamily complex to new heights, get tons of passive income flowing for our investors, and see amazing investment returns. 🙌

The Kitti Sisters do things differently

Our first meeting after purchasing the property was more like a party than a meeting – which really gives you a glimpse into how we like to roll as general partners and property owners. Instead of a Zoom chat, which would have been easier and more comfortable, we wanted to immerse ourselves completely. 

So, we hopped on a plane ✈️, full of excitement, inspiration, and new property jitters! 

Then we were there, on-location of our beautiful apartment complex, along with our key principles, regional manager, and on-site manager. We took it allll in, celebrated the start of an amazing new wealth-building process, and then got to work on a killer business plan.  

But this story is not JUST a happily ever after tale about us…

Not even close. 

We’re sharing all of this so that you can see the true potential of investing in apartment syndication, because there is really nothing else quite like it.

Now, here’s where our story starts to weave in with yours. Because we may not have the same exact goals, but we can use the same powerful tool to propel us towards them.

Now, before we go on, we want to be clear about one thing. Multifamily apartment investing is not always unicorns 🦄 and sparkles and cash raining down from the skies (although it truly can feel like that). 

This is real life we’re talking about here, so of course we’ve faced our share of ups, downs, wins, losses, and plenty of learning opportunities along the way. 

That’s what keeps things exciting, right?

For example, with this deal, we faced a long delay while waiting for HUD to approve our loan process, and that made us a little nervous.

Plus, like we mentioned, purchasing and owning an apartment complex is HARD work.

There’s property management, maintenance, and tenant issues that come up all the time. 

The truth is that there’s no “easy button” for growing wealth and financial freedom. 

But this isn’t our first rodeo. We’ve learned a LOT over the years, have assembled a truly remarkable team, and understand what it takes to get the most out of every single deal.

And you know what?

Apartment syndication really does make earning passive income simple for investors, especially with the right team by your side, and the right opportunities at your fingertips. 😏
